A traditional French farmhouse renovated to a high standard. Situated in a peaceful hamlet surrounded by countryside, 1 km from the town of Languenan and a short drive to the beautiful coastline of the Cote d’Emeraude (Emerald Coast).

La Ville Goneuf is tastefully furnished and decorated throughout. Fully equipped with modern conveniences. Both ground floor rooms are tiled and benefit from underfloor electric heating.

♦ The ground floor comprises of a very spacious living/dining room with a wood burning stove set in a stunning tradititonal farmhouse fireplace.

This cosy area is tastefully furnished with 2 Three seater sofas, a chaisse longue, a large farmhouse oak dining table (seating 6/8 at ease). Plasma TV receiving Satellite SKY (Freeview) channels, DVD player and a Radio CD Player. There is also a selection of English DVD's and books.

KITCHEN

♦ The seperate kitchen is fully equipped with oak units and all modern conveniences including electric oven, hob and hood, fridge, freezer, washer/dryer, dishwasher and microwave.

1st FLOOR

Two bedrooms, one with TV and video player. Attractive wood grained flooring throughout.

♦ Bedroom 1: Double bed (1.40 M).

♦ Bedroom 2: Twin beds

BATHROOM

♦ Bathroom with Bath.

2nd FLOOR

Charming spacious eved ceiling bedroom with en suite shower room. Again there is wood grained flooring.

♦ A safe enclosed patio area (south facing) to the front of the cottage, furnished with BBQ, garden table, chairs & parasol.

♦ Lawned garden area in front of the enclosed patio and parking suitable for 2 cars.

♦ Whilst at the rear of the property you have another gravelled enclosed area, safe for toddlers to play in.

All your immediate needs are found at the local village of Languenan, no more than a couple of minutes drive these include: Cafe/Bar/village Shop

Hypermarkets and extensive range of shops can be found at Dinan/Dinard/St Malo.

ABOUT THE AREA

La Ville Goneuf is within very easy reach of the 11 golden fine sandy beaches at St Jacut de la Mer and Lancieux. Nearby you have very popular Edwardian sea-side resort of Dinard the medieval town of Dinan and the beautiful old town of St Malo.

BOOKING & LETTING INFORMATION

♦ Payment in Sterling or euros by either bank transfer or by cheque (if paying in euros by cheque - Euro cheque payable in Paris requested.

♦ A 30% deposit is required to secure your booking.

♦ The remaining balance and the security deposit are payable 6 weeks before the start of the rental period. Bookings made within 6 weeks of the start of the rental period require full payment at the time of booking.

♦ Change overs are from Friday 16 hrs / Friday 10 hrs in the high season period, however this can be altered in low and middle season.

♦ During cold spells (from October to April), guests will be accountable for the electricity they consume at local tariff rates.

♦ Duvets and pillows provided. (Bed linen and towel service available at an extra cost on request).

♦ Long Winter lets available at very reasonable rates, please contact us for further details.
